Nestled in an oak forest, ideal for families or groups of friends, the house comfortably accommodates 12 people. The garden features a swimming pool (12x6) equipped with loungers, chairs, tables, a gazebo, and a stone shower. The 40,000 sq m park (fenced along the edges) is divided into terraces with ancient travertine stone walls, where vine shoots have been recovered.

This splendid property can comfortably accommodate 12 people, with four double bedrooms, a double bedroom that can be converted into a triple on the ground floor, and a single bedroom that can be converted into a double. There are also three bathrooms.
The house comprises three levels: the ground floor features a large living room with sofas, armchairs, chairs, and an antique, working fireplace; a dining room with a view; a large kitchen equipped with a four-burner stove, two refrigerators, a freezer, a dishwasher, a washing machine, an oven, a microwave, a countertop, and another large table and 10 chairs for dining; a double bedroom (which can be converted into a triple) with wheelchair access; a wheelchair-accessible bathroom; and a playroom with a ping-pong table. The first floor contains two additional bathrooms with showers and toilets, as well as three double bedrooms. Finally, the third floor features a double bedroom with a view of the Ambra Valley, converted from the old dovecote.
The road leading to the house is a final section of dirt road, about 300 meters long, leading directly to the parking area, which features a solar panel and wood roof with space for four cars. There is also an open garage for two cars. The house is designed to have a low environmental impact, so the electricity and water heating systems are regulated by photovoltaic panels, and the plumbing system is eco-friendly. The property will be for the exclusive use of guests.
Prices include: electricity, cooking gas, and hot water, wood for the oven or fireplace, bed linens and towels, and Wi-Fi.
Midweekly cleaning for long stays is the responsibility of the guests.
On request, local guides are available for hikes in the woods, as are local chefs for Italian lunches or dinners or short Italian cooking classes.
Gas heating costs are not included and will be calculated based on consumption.
