Ecobnb provides an online platform that connects owners of eco-friendly accommodations or environmentally responsible homes who wish to rent them (hereinafter referred to as “Services”) with people interested in traveling responsibly.
The Services offered by Ecobnb are accessible on www.ecobnb.it (also referred to as the “Website”) and via mobile application (hereinafter referred to as the “App”).
By using the Website or the App, you agree to the terms and conditions of the service (also referred to as the “Terms”), regardless of whether or not you are a registered user of the site. These Terms govern access to and use of the Website, the App, and the Services.
By accessing the Website, visiting it, using it and/or using any of the Apps available through any platform, and/or making a Booking, you acknowledge that you have read, understood, and accepted the terms and conditions set forth below (including the Privacy and Cookie Policy).
If you do not agree with these Terms, you will have no right to obtain information or continue to use the Website, the App, or the Services. Failure to comply with these Terms in using the Website or the App may result in civil and criminal penalties.
These pages, their content, their structure, and the online Booking service for accommodations provided through the Website are owned by Ecobnb s.r.l. (also referred to as “Ecobnb”, “we”, “us”, “our” or “ours”), managed and offered by it, and are provided for your personal, non-commercial use only, governed by the terms and conditions described below.
1. Definitions
“Traveler” refers to a user who requests a Booking of a stay at an Accommodation through the Website, the App, or the Services.
“Accommodation” refers to the owner of an eco-friendly accommodation (e.g., hotel, agriturismo, bed and breakfast, hostel, vacation home, campsite, refuge, private apartment, or other lodging that meets the characteristics indicated in the “Sustainability” section).
“Listing” refers to an eco-friendly hospitality offering, a green initiative, or a special offer posted by an Accommodation via the Website, the App, and the Services.
“Member” refers to a person who completes the Ecobnb account registration process, including, among others, Accommodations and Travelers, as described in the “Account Registration” section.
“Content” refers to text, graphics, images, music, software, audio, video, information, or other material.
“Conversation” refers to the collection of messages exchanged between Travelers and Accommodations through the Ecobnb platform (e.g., availability requests, availability confirmation, booking confirmation, conversation requests, questions, answers, or other messages).
“Automatic Online Payment” refers to Ecobnb’s secure service via Stripe Checkout, which automatically transfers payments for stays or experiences paid by travelers with gift cards, night coupons, or other vouchers usable on the Ecobnb platform to the accommodations.
“Tax” or “Taxes” refer to any sales tax, value-added tax (VAT), goods and services tax (GST), temporary rental tax, tourist or other visitor-related taxes, accommodation taxes, or other similar indirect municipal, state, federal, or national taxes or any other withholding or personal or corporate income tax that Accommodations may be required by law to collect and remit to the relevant public authorities.
2. Purpose of the Service
Through this website, Ecobnb provides an online platform that allows all eco-friendly Accommodations (e.g., bio hotels, organic agriturismos, eco-friendly bed and breakfasts, eco hostels, environmentally responsible vacation homes, campsites, or private eco-apartments), hereinafter referred to as “Accommodations”, to promote their hospitality to travelers interested in sustainable tourism (hereinafter “travelers”) and receive direct inquiries and bookings.
By booking through our website, the traveler establishes a direct contractual relationship (legally binding) with the accommodation where the booking was made. From the moment the booking is confirmed, Ecobnb connects the traveler directly with the accommodation, sending the accommodation the booking details, including the traveler’s contact information, and sending the traveler a confirmation email with the accommodation’s contact details.
In providing our services, we share the data provided by Accommodations. Each accommodation has access to its dedicated page on Ecobnb, which it can modify and update independently. The Accommodations are fully responsible for updating rates, availability, and all information displayed on our website. In some cases, the Website may also display public data of accommodations reported by Travelers for their environmental quality.
While we provide our service diligently, we cannot verify or guarantee the accuracy, completeness, or correctness of the information and cannot be held responsible for any errors (including obvious typos), service interruptions (whether due to temporary and/or partial failure, repair, upgrade, or website maintenance), inaccurate, misleading, or false information, or failure to deliver it.
3. Sustainability
To publish a Listing on Ecobnb, Accommodations must meet at least 5 of the following 10 environmental sustainability criteria:
- Organic or local food: The accommodation predominantly uses seasonal, organic, and locally produced food in its menus. Typical regional dishes are offered. No GMOs are used. Tap water or bottled mineral water from sources in the accommodation’s region or neighboring regions is served.
- Bioarchitecture: The accommodation building has a high level of energy efficiency (annual energy consumption is below 60 kWh/m²).
- 100% renewable electricity: The electricity used by the accommodation comes 100% from renewable sources such as wind, solar, geothermal, or other renewable energy. The accommodation may produce clean energy on-site or purchase it from clean energy suppliers (100% from renewable sources).
- Solar panels for hot water: The accommodation produces hot water using clean energy through solar panels.
- Eco-friendly cleaning products: The cleaning products used by the accommodation for spaces, linen, and dishes are made from natural ingredients. Detergents are highly biodegradable and environmentally friendly.
- Waste separation over 80%: Waste (residual, paper, plastic, metal/aluminum, organic waste) is separated, recycled, and properly disposed of, exceeding 80% separation.
- Car-free accessibility: The accommodation is reachable by public transport or offers a “transfer” service for guests arriving by public transport.
- Energy-saving light bulbs: The accommodation reduces electricity consumption by using energy-efficient lamps. At least 80% of all installed light bulbs in the accommodation have an A energy efficiency rating.
- Water flow reducers: The accommodation reduces water consumption using flow restrictors.
- Rainwater recovery and reuse: The accommodation collects and reuses rainwater.
Accommodations that meet at least 5 of the 10 environmental characteristics above can publish their Listings on Ecobnb and promote them through our Service.
The sustainability features are self-certified and described in detail by the Accommodations within the Listing. Subsequently, the ecological quality of the accommodations will be verified by Travelers, who can leave detailed reviews on the sustainability practices observed during their stay.
4. Account Registration
In order to access certain features of the Website and the App, as well as to create a Listing (such as creating and managing the page dedicated to your accommodation, publishing green initiatives, and special offers), it is necessary to register on the Website via the page https://ecobnb.it/register, create an account (“Ecobnb Account”), and become a member of the community.
Both Travelers and Accommodations can register their account and become members of Ecobnb.
During the registration process, you must provide accurate, complete, and up-to-date information and update it to keep it accurate, complete, and current. Ecobnb reserves the right to suspend or terminate your Ecobnb Account and access to the Website, the App, and the Services if any information provided during the registration process or subsequently is found to be inaccurate, outdated, or incomplete.
You are responsible for safeguarding your password, and you agree not to disclose it to any third party and accept sole responsibility for any activity or action associated with your Ecobnb Account, whether or not you have authorized such activity or action. In case of any unauthorized use of your Ecobnb Account, you must notify Ecobnb immediately.
5. Publishing Your Listings
The owner of an Accommodation that meets at least 5 of the 10 characteristics listed in the “Sustainability” section is entitled to publish Listings on Ecobnb, i.e., create a page dedicated to their accommodation and additional pages for their green initiatives or special offers.
To create the Listing for their accommodation, the owner must access https://ecobnb.it/register/membership, select the type of membership or contract to be signed with Ecobnb, and fill out a series of questions about the accommodation. Information requested includes, for example, location, services offered, sustainability features, availability, and price.
Publishing images showing phone numbers and/or email addresses is not allowed.
The Accommodation may choose one of the following options to collaborate with Ecobnb and publish its Listings:
- (a) Free listing with “BASIC” membership, granting Ecobnb a 10% commission on bookings received through the Website or App, payable after the traveler’s stay;
- (b) Payment of an annual “PRO” membership (€12.50 per month, or €150 per year plus VAT) for higher visibility of the Listing on the site and no commission on bookings received, payable before the Listing is published;
- (c) Payment of an annual “PLUS” membership (€29 per month, or €348 per year plus VAT) for maximum visibility of the Listing on the site (blog, social media, and homepage visibility), no commission on bookings received, and additional marketing services, payable before the Listing is published.
If the Accommodation has not requested promotion of its Listing via annual membership and has not paid the annual membership fee, it acknowledges a 10% commission to Ecobnb on bookings made through our Service.
The Listing can only be published after all required information has been entered.
The owner of the Accommodation can modify and update the Listing by logging in with their personal account. They can also create new Listings for their initiatives and special offers, entering the required data on the page, such as description, images, prices, start and end date of the special offer, etc. Once all required data is entered, the special offer can be published.
Each Accommodation member of Ecobnb acknowledges and agrees that they are responsible for the Content published in their Listings.
For Accommodations located in countries where a license is required to operate a hospitality business, Ecobnb allows the Listing to be visible in traveler searches and contact or booking requests only if the Listing includes the license number (e.g., CIR and CIN codes in Italy). Listings without a completed “License Number” field in countries where such a license is legally required will not appear in traveler searches on Ecobnb and cannot be contacted or booked by travelers.
Ecobnb assumes no responsibility for the accuracy of the license number entered and published in the Listing, as the Accommodation is solely responsible for its correctness. Therefore, the responsibility for the accuracy of the published license number, such as the CIN code, lies entirely with the Accommodation.
Consequently, each Ecobnb Accommodation member represents and warrants that the Listings they publish and the information provided through the Listing page and messaging system used to communicate with travelers do not violate any agreements with third parties and comply with all applicable laws, tax requirements, rules, and regulations (including obtaining all necessary permits, licenses, and registrations) and do not conflict with third-party rights. Ecobnb assumes no responsibility regarding compliance with any agreement or obligation to third parties, laws, rules, and regulations. Ecobnb reserves the right, at any time and without prior notice, to remove and disable access to any Listing for any reason.
Each Accommodation and Ecobnb member is responsible at all times for the accuracy, completeness, and correctness of information (including sustainability features and prices) displayed in their Listings and provided to Travelers via the messaging system.
Each Accommodation is required to update prices and information on its page, including images and sustainability requirements, at least once per year to ensure accurate and up-to-date information for guests and travelers.
Our Website is not intended, and should not be viewed as, recommending or endorsing any accommodation listed, in terms of quality, service level, classification, or ecological rating.
Our services are available for personal, non-commercial use only. Therefore, it is not permitted to resell, commercially use, copy, deep-link, monitor (e.g., using spiders or scraping), display, download, or reproduce any content, information, software, product, or service available on our site for any commercial or competitive activity.
The Website, the App, and the Services are intended to facilitate interaction between eco-friendly Accommodations and Travelers and direct booking of spaces between them. Ecobnb does not control and cannot control the content included in Listings or the condition, legality, or suitability of any rental space. Ecobnb is not responsible and disclaims any liability in relation to Listings and rental spaces.
6. Privacy and Cookies
Ecobnb respects your privacy. Please refer to our Privacy and Cookie Policy for more information.
7. Booking and Free Service
The rates indicated by the Accommodations through the website or messaging system are intended for the entire stay and include VAT and all other taxes (subject to currency exchange), unless otherwise specified on the website or in the conversation or confirmation messages from the Accommodation. Obvious errors are not binding, including typographical errors.
When the Accommodation receives a booking request from a Traveler, it can respond through the online messaging system in 4 different ways:
- accepting the request;
- making an offer;
- declining the request,
- or requesting further information.
Each time the Accommodation accepts the request from the Traveler or makes a different offer, it must indicate the total price that the traveler will have to pay, including VAT, also referred to as the “Total Price”. The tourist tax, if applicable, is not included in the indicated total price.
Inserting external links, phone numbers, or email addresses within conversations between travelers and accommodations is not allowed. Repeated violations of this rule may result in the temporary suspension of the Listing on Ecobnb.
Only after the Accommodation has accepted the booking by entering the “Total Price” can the Traveler confirm the booking by clicking the “Book” button.
At the time of the Traveler’s booking confirmation, an automatic “Booking Confirmed” message is sent to the Accommodation containing various information, including check-in and check-out dates, number of guests, number of nights, total price, and direct contacts (email and phone) of both the Traveler and the Accommodation.
In any case, the Accommodation cannot request the Traveler to pay a higher price than indicated in the booking request.
The Ecobnb service is free for Travelers; we will not charge any fee for the service provided to the Traveler, nor will we apply any additional costs (related to the booking) to the rate indicated by the Accommodation through the messaging system.
The Accommodation collaborating with Ecobnb in “BASIC” mode (i.e., without fixed costs) pays Ecobnb a commission equal to 10% of the total price after the Traveler has stayed and paid for their accommodation. The commission is also due if the booking is made via email or phone, or if the Accommodation communicates its contact details (phone or email) directly to the Traveler.
The Traveler pays the Total Price of the stay to the Accommodation according to the methods indicated by the Accommodation. Any additional costs, such as tourist taxes or extra services (e.g., meals), are also paid directly at the Accommodation.
The Traveler arranges the payment methods for the stay directly with the Accommodation. Some Accommodations may, for example, request a deposit via bank transfer or the use of other secure online payment methods, in accordance with the conditions set by the Accommodation.
Before confirming the booking, the Traveler is required to carefully verify the existence of such conditions, as reported in the rate details and/or in the confirmation message received from the Accommodation.
Ecobnb assumes no responsibility regarding agreements between the Traveler and the Accommodation, nor does it intervene in resolving any disputes or issues, which must be resolved exclusively between the Parties.
Quick Booking – Instabooking
Registered Accommodations on Ecobnb have the option to activate the quick booking option (“Instabooking”), which allows the Traveler to book immediately, without further confirmation steps from the Accommodation.
To activate Instabooking, the Accommodation is required to:
- sync all availability calendars of their spaces via iCal with any channel managers, Google Calendar, or other external sales channels;
- keep prices and availability up to date directly on the Ecobnb platform;
- clearly indicate the payment and cancellation conditions applicable to the stay.
Classic booking occurs in three steps (request → confirmation by the Accommodation → confirmation by the Traveler), whereas with Instabooking, the Traveler sees the updated availability on the calendar and can proceed to instant booking.
Ecobnb provides Accommodations with technical tools for managing calendars and availability. However, Ecobnb assumes no responsibility in case of:
- failure to sync or errors in calendars connected to external platforms;
- omissions or failure to update prices, availability, or conditions by the Accommodation;
- overbooking, cancellations, disputes, or service issues resulting from inaccurate or incomplete data provided by the Accommodation.
The Accommodation is solely responsible for the accuracy and updating of information regarding their spaces and agrees to indemnify and hold Ecobnb harmless from any claims, demands, or legal actions by Travelers or third parties related to the use of Instabooking.
8. Gift Card
All Accommodations listed on the Ecobnb Platform are required, without exception, to accept payments via Gift Cards and their respective terms and conditions.
The Ecobnb Gift Card is a prepaid digital payment instrument, available in various denominations (for example, €20, €50, €200), which Travelers can use to pay, in full or in part, for bookings made through the Platform.
When a Gift Card is used, the Accommodation will receive, along with the booking confirmation, a written notification indicating the amount paid by Ecobnb on behalf of the Traveler via Gift Card and any remaining amount owed directly by the Traveler to the Accommodation.
Payments from Gift Cards are settled by Ecobnb to the Accommodations exclusively via the online automatic payment system Stripe Checkout, provided by Ecobnb as the only authorized channel for disbursing such amounts. Accommodations acknowledge and agree that using the Stripe Checkout system is a necessary condition for receiving payments from Gift Cards.

9. Reconnect Loyalty Program
Ecobnb offers registered Travelers the Reconnect loyalty program, designed to reward eco-friendly stays and green actions performed on the platform. Accumulated points can be converted into Gift Cards, which can only be used for bookings on Ecobnb.
Participation
Participation in the Reconnect program is automatic for all Travelers registered on Ecobnb who make bookings at eco-friendly Accommodations or complete other actions outlined in the program, such as leaving reviews or subscribing to the newsletter.
Points accumulation
Travelers can accumulate Reconnect points through:
- Eco-friendly stays: 1 point for every €2 spent, validated after check-out;
- Accommodation reviews: extra points as indicated on the platform;
- Newsletter subscription or other promotional actions: extra points as indicated.
The maximum number of points that can be accumulated per booking is 1,500.
Redeeming rewards
Accumulated points can be converted into Ecobnb Gift Cards as indicated on the Reconnect page. Gift Cards can only be used for bookings on Ecobnb by entering the code at the time of booking.
Validity of points
Reconnect points are valid for two years from the date of assignment. Points not redeemed within this period will automatically expire.
Cancellations and Changes
In case of a booking cancellation, points related to that stay will not be awarded. Ecobnb reserves the right to modify or suspend the Reconnect program at any time, notifying users through the platform.
Limitations of Liability
Ecobnb is not responsible for any errors in point calculation, program malfunctions, or delays in awarding rewards. Participation in the Reconnect program does not grant any rights other than those described in these Terms.
10. Cancellation
Ecobnb does not manage cancellation policies, which will instead be handled directly by the Accommodation and communicated to the Traveler via message, email, phone, or other channels. By confirming the booking, the traveler accepts the cancellation terms set by the accommodation, even if not directly indicated in the communication. Ecobnb will not, under any circumstances, be responsible for resolving disputes between Travelers and Accommodations regarding the application of the cancellation terms.
If the accommodation has not specified cancellation terms, the refund period for the total amount will be considered up to 10 days before the check-in date. After these 10 days (9 days, 8 days, etc.), the total booking amount is lost, including any gift cards, which will remain marked as expenses.
In the cancellation policy, the start time of the trip is considered 12:00 PM (local time) at the Accommodation on the check-in date, regardless of the actual scheduled check-in time. All cancellation periods before a trip are calculated based on this time.
A booking is officially canceled only when the Traveler has followed all the steps outlined in the Cancellation Conversation and has received a cancellation confirmation.
11. Correspondence
By making a booking, the Traveler agrees to receive emails from Ecobnb regarding the booked stay, including:
a reminder email sent shortly before the arrival date, containing essential booking information and any destination tips;
a post-stay email inviting the Traveler to leave a review of the Accommodation;
an informational email about the environmental impact of the stay, including the calculation of CO₂ kg saved and the “Reconnect” points earned.

12. Reviews
The Traveler can leave a review of the Accommodation where they stayed by completing the online form sent via email by Ecobnb after their stay.
The Traveler’s review includes information about the eco-sustainability of the visited Accommodation and a rating from 1 to 5 for their experience.
The Traveler’s review is published on the Accommodation’s page to provide future Travelers with useful information and insights about the level of eco-sustainability, quality, and services of the Accommodation.
At the time of review publication, the relevant Accommodation is notified via email and invited to respond with a short message to the Traveler’s review. Any response from the Accommodation is published on the same page directly below the related review.
Reviews may also be used by Ecobnb (in whole or in part) at its sole discretion (e.g., for marketing, promotional purposes, or to improve service), on the website, social media platforms, newsletters, etc. We reserve the right to modify, reject, or remove reviews at our sole discretion.
The Accommodation also has the possibility to leave a review about the Traveler they hosted by completing the online survey sent upon request after the stay.
13. Communications from Ecobnb
Each Accommodation and Ecobnb Member agrees to receive communications from Ecobnb via email or phone regarding the management of their listing on the platform, management of communications and bookings, as well as any relevant national or international regulatory updates.
14. Disclaimer
Some parts of the Website are the result of the EcoDots project, co-financed by the EU under the Competitiveness and Innovation program. The European Commission is not responsible for the information contained on the site or any use that may be made of it.
Subject to the limitations and clarifications provided in these Terms and Conditions and to the extent permitted by law, we shall be liable only for direct and immediate damages actually suffered, paid, or incurred due to a failure to fulfill our obligations in providing the services. Compensation may amount up to the total cost of your Booking, as specified in the confirmation email (for a single incident or for a series of connected incidents).
Ecobnb shall not be held liable for (i) punitive, special, indirect, or consequential losses or damages, loss of production, profit, income, or contract, injury or damage to reputation, or loss of rights; (ii) the inadequacy of the descriptive information of the accommodation (regarding rates, availability, and ecological classification) provided on our website; (iii) the services provided or products offered by the accommodation; (iv) damages (direct, indirect, consequential, or punitive), losses, or costs incurred, paid, or suffered due to the inability to use or delay of our website, but arising from or related to its use; or (v) physical injury, death, property damage, or other types of damages (direct, indirect, special, consequential, or punitive), losses, or costs incurred, paid, or suffered, legal actions, errors, breaches, gross negligence, intentional mismanagement, omissions, negligence, misrepresentation, civil or strict liability for an unlawful act attributable (partially or entirely) to the accommodation whose products or services are made available, offered, or advertised directly or indirectly on or through the website, including cancellations, overbooking, strikes, force majeure, or any other events beyond our control.
Whether the accommodation charges the cost of the stay directly to the Traveler or the payment is handled through Stripe via the automatic system, in both cases, the Traveler acknowledges and agrees that it is always the responsibility of the accommodation to collect, retain, remit, and pay the applicable taxes to the relevant authorities, calculated based on the total room price. Ecobnb cannot be held responsible (nor liable) for the collection, retention, remittance, or payment of applicable taxes related to the cost of stays.
Ecobnb does not act as a booking intermediary. The invoice or receipt for the stay is always issued by the accommodation and delivered to the Traveler.
By uploading photos/images to our system, you certify, warrant, and represent that you own the copyrights to the photos/images and agree that Ecobnb may use the photos/images on its website and app, in promotional materials and publications, both online and offline, in any manner Ecobnb deems appropriate. You grant Ecobnb a non-exclusive, worldwide, irrevocable, unconditional, and perpetual right and license to use, reproduce, display, reproduce, distribute, sublicense, communicate, and make the photos/images available in any way Ecobnb deems appropriate. The person uploading the photos/images assumes full legal and moral responsibility for any claims made by third parties (including, but not limited to, accommodations) resulting from the publication and use of the photos/images by Ecobnb. Ecobnb does not own or endorse the uploaded photos/images. The accuracy, validity, and right to use all photos/images are guaranteed by the person uploading them and are not the responsibility of Ecobnb. Ecobnb disclaims any liability arising from published photos/images. The person uploading the photos/images guarantees that they do not contain viruses, trojans, or infected files, nor pornographic, illegal, obscene, offensive, tasteless, or inappropriate material, and that the photos/images do not infringe any third-party intellectual property, copyright, or privacy rights. Photos/images that do not meet the above criteria will not be used and/or may be removed/deleted by Ecobnb at any time and without notice.
Ecobnb is not responsible for content that you, as a Member, Accommodation, Traveler, or Author, submit, upload, post, forward, or transmit to be visible through the Website, Application, or Ecobnb Services.
The Ecobnb Blog allows users to post comments related to the topics covered in published articles. By posting a comment, the User grants Ecobnb a non-exclusive, free, transferable, and worldwide license to use the content, including – by way of example – the right to publish, reproduce, translate, adapt, distribute, and make it publicly available.
The User represents and warrants that they own the rights to the content posted and agrees to indemnify and hold Ecobnb harmless from any claims, compensation demands, or legal actions arising from or related to the posting, dissemination, or use of such content.
Ecobnb assumes no responsibility for content submitted by Users, which remains in any case the sole responsibility of the Users for the information, opinions, and statements they post.
15. Intellectual Property Rights
The software necessary to provide our services, made available or used by our Website, is owned by Ecobnb. Unless otherwise specified, the copyright of the Content (including copyright), information, and material on our website belongs to Ecobnb. Ecobnb exclusively owns all rights, titles, and interests in intellectual property regarding the graphic appearance and overall interface (including infrastructure) of the website through which the service is made available (including the blog, guides, itineraries, and reviews).
We respect the rights of third parties and expect users, members, and authors of the site to do the same. Publishing content on Ecobnb that violates third-party rights or applicable laws is prohibited. We reserve the right to remove any content or information posted on Ecobnb by users if it is deemed non-compliant with laws or copyright.
If any content infringes the intellectual property rights of third parties, anyone is invited to report it to info@ecobnb.com, and the content will be promptly removed.
No one is authorized to copy, derive, link, publish, promote, integrate, use, combine, or otherwise use the Website Content (including blogs, guides, itineraries, reviews, and guest reviews) or our trademark without our express written consent. If someone uses or combines (partially or entirely) our Content (including blogs, guides, itineraries, reviews, and guest reviews) or otherwise claims any intellectual property rights to the site or any content (or translation), they must assign, transfer, and fully cede such intellectual property rights to Ecobnb. Any non-compliant use or any of the aforementioned actions constitutes a material violation of our intellectual property rights (including copyright and database protection rights).
16. Miscellaneous
To the extent permitted by law, these Terms and Conditions, as well as the provision of our services, shall be governed and interpreted in accordance with Italian law, and any disputes arising from these Terms, the general conditions, or our services shall be subject exclusively to the competent courts of Trento (Italy).

If any provision of these Terms and Conditions is invalid, loses validity, or becomes unenforceable, you will continue to be bound by all other provisions herein. In such a case, we will replace the invalid provision with a valid and binding one, having as close an effect as possible to the replaced provision and which you agree to accept in respect of the Content and purposes of these Terms and Conditions.
